The Project is a two phase speculative planned unit development of twenty-six single family detached dwellings with ten units in phase one and sixteen units in phase two and a total building floor area of fifty-four thousand square feet. The Project also includes active and passive “green” design concepts for erosion and sediment control, storm water management, water efficiency, “tight” building envelopes, solar water heating and finish materials with recycled and rapidly renewable content.
The site is located one mile west of the downtown business district on a seven acre gently sloping infill corner property with ocean, Morro Rock, mountain and neighborhood views. The site design subdivides the property into a total of twenty six building lots plus landscaped retention basin and common areas and configured to maximize view potential from each lot and create view corridors from adjacent streets. The design is organized about a single entrance driveway and loop roadway to control vehicular ingress and circulation and provide generous landscape setbacks from the adjacent existing residential neighborhood.
The building design uses zero lot line detached two-story dwellings to create floor plans with 1850 to 2200 sf of floor area and two-bedroom den and two and one-half bath. The design also combines the image and detail of the Spanish Revival architectural style with a simple palette of materials, massing and details including arches, tiled roofs and decorative wrought iron to create indoor and outdoor living spaces which are both visually interesting and easy to maintain.
