The Project is a speculative planned unit development of twenty-five single family detached dwellings and includes active and passive "green" design concepts for erosion and sediment control, storm water management, water efficiency, "tight" building envelopes, solar water heating and finish materials with recycled and rapidly renewable content.
The site is located east of downtown on a three acre south facing thirty percent steep hillside with ocean and canyon views. The site design sub-divides the property into a total of twenty-five 3500 - 10000 sf lots plus landscape common area and roads. The design is organized about a central entrance T-intersection driveway to utilize existing topography create road slopes no greater than fifteen percent and minimize excavation and grading. And promote a variety of building setbacks to create visually interesting streetscapes and minimize repetition.
The building design creates nine single family detached floor plans with floor areas of between 2000 and 2400 sf and organized on two or three levels including a two car garage with guest parking stall and an entry courtyard foyer living-dining room kitchen bath laundry and terrace on street level and two bedroom two bath on a lower level and a master bedroom suite and terrace on an upper level. The design also uses Tuscan architectural style influences to create eclectic blend of simplicity and elegance and an architectural vocabulary of massing, materials, color and detail to create visually interesting and low maintenance exteriors appropriate for the rural hillside landscape.
