The Project is a speculative development planned on a 0.66 ac corner lot of flat and sloping topography and ocean and mountain views. The property is subdivided into four lots each for sale and each to include one single family detached two story 1850 sf 2 bedroom plus den and 2 ½ bath "master" dwelling plus either one or two multi-family two story buildings comprised of either two, three or four 650 sf to 800 sf 1 bedroom plus den 1 bath apartments for a total built floor area of 18,000 sf.
The exterior architecture evokes a Spanish Colonial Revival building style and incorporates a simple palette of materials, massing and details of arches, tiled roofs and decorative wrought iron to create indoor and outdoor living spaces which are both visually interesting and easy to maintain.
The Project shall also incorporate both active and passive "green" design concepts for erosion and sediment control, storm water management, water efficiency, "tight" building envelopes, solar water heating and use of finish materials with recycled and rapidly renewable content.
