The Project is a speculative planned unit development on a 0.66 ac corner lot of flat and sloping topography and ocean and mountain views. The property is subdivided into twelve lots each for sale. Four lots each include one detached two story 1850 sf 2 bedroom plus den and 2 ½ bath dwelling; One lot includes one detached single story 1300 sf 2 bedroom 2 bath dwelling over garage; Six lots each include one zero lot line two story 1250-1650 sf 2 bedroom 2 bath dwelling; and One lot includes one multi-family two story triplex including two, two story 1150 sf 2 bedroom 2 bath apartments and one 850 sf 1 bedroom 1 ½ bath apartment. Total built floor area is 17,000 sf. The exterior architecture evokes a Spanish Colonial Revival building style and incorporates a simple palette of materials, massing and details of arches, tiled roofs and decorative wrought iron to create indoor and outdoor living spaces which are both visually interesting and easy to maintain. The Project shall also incorporate both active and passive "green" design concepts for erosion and sediment control, storm water management, water efficiency, "tight" building envelopes, solar water heating and use of finish materials with recycled and rapidly renewable content.
